    Acquire

Ownership, title, tenure, access, boundaries, restrictions, development rights and transaction structures are reviewed with appointed legal and technical advisers.

    Geonet Developments International identifies and evaluates hospitality brands and operators whose positioning, operating capability, distribution reach, guest profile and commercial structure align with the objectives of the asset.

    Commercial terms, technical requirements, brand standards, operating responsibilities and management structures are considered as part of the appointment process. Once appointed, operator requirements are incorporated into the development brief early enough to influence design, planning and procurement rather than being introduced after key decisions have already been made.

    Design

    Design must support the guest experience, operational requirements, commercial strategy and construction realities of the project.

    We coordinate architecture, interiors, landscape, engineering and specialist hospitality design within one development framework. Design decisions are reviewed against the commercial brief, operator standards, cost plan, programme, technical requirements and intended guest experience.

    Approvals

    Planning and permitting requirements must progress alongside design rather than sit outside the development programme.

    Required submissions, supporting documentation, authority engagement and approvals are coordinated against the wider design and construction programme.     Finance

    Construct

    Operate

    Our responsibility does not end when the property opens.

    Geonet Developments International continues to monitor the asset as it moves through its operating life. We review operator performance, market positioning, asset condition, capital requirements, competitive environment and long-term commercial strategy.

    Hospitality markets change. Guest expectations evolve. New competitors enter the market. Physical assets require reinvestment. The operating strategy therefore needs to continue developing after opening.
